5 ways to prepare for your pre-delivery inspection

(NC) Between handing over your deposit on your new-build home and actually moving in, there’s a step called the pre-delivery inspection, or PDI. Unfortunately, many buyers aren’t aware of how important this step is, but the PDI can do a lot to set the tone for the experience ahead.

Planning for the inspection can make a big difference, so be sure to do these five things to get ready:

1. Understand the purpose

The main reason for the inspection is to document the condition of your new home before you move in. This means capturing any items that are damaged, missing, incomplete or not working properly. It is extremely important to be thorough. Items should be listed on the PDI form and addressed by your builder as soon as possible.

2. Jot down questions

In addition to checking for problems, this is an opportunity to learn about your new home. How do you operate the HVAC system? How do you maintain your hardwood floors so that they continue to look amazing for years to come? Keep a running list of questions you have and be sure to ask your builder.

3. Print the PDI checklist

This handy resource provides a comprehensive list of what to look for throughout your home, both inside and (if applicable) outside. It also includes helpful tips on everything from countertops to carpets. Bring a copy of it along with you so that you won’t miss a thing.

4. Think about bringing someone

If you don’t want to do your PDI alone, you don’t have to — you’re welcome to bring along anyone you wish. If you find the idea of inspecting a home daunting, consider someone with knowledge of home construction, such as a certified home inspector.

5. Have a backup plan

Life happens and you may not be able to attend your PDI in person. Not to worry – you’re allowed to send a “designate” in your place. Just be sure to complete the form for the appointment of designate for the pre-delivery inspection.
